The Ives

Income Restrictions: 25 units have Project Based Vouchers (PBV) and are restricted to 30% to 50% Area Median Income (AMI). The remaining 25 units are restricted to 60% AMI.

Located along Wadsworth Boulevard, one of the main thoroughfares in Wheat Ridge, Colorado, Foothills Regional Housing proudly welcomed their first residents to The Ives, their newest income restricted community, in June of 2024. Situated in a highly desirable neighborhood with nearby public transportation and within walking distance to outdoor spaces, grocery stores and shopping, The Ives provides ease of, accessibility while maintaining high quality apartments and thoughtful community amenities. Utilities are included in the rents for all of the units.

The property boasts a contemporary design, with a four-story building enhanced by a blend of flat and pitched roofs, brick and metal panel exterior, and a variety of colors that elevate its exterior appearance. The apartments, which consist of 1- bedroom units each with 560 square feet, offer an upscale living experience complete with faux wood-style vinyl flooring throughout, french door refrigerators, breakfast bars, stainless-steel appliances, tile back splash, ceiling fans, large walk through closets, and vaulted ceilings in select units.

Nest56 at Denargo Market

Income Restrictions: All units have PBVs with 28 units restricted to 30% AMI and 28 units are restricted to 50% AMI.

In April of 2024, Rivet Development, partnered with TGTHR, an organization aimed towards combating youth homelessness, completed its newest community, Nest56. Nest56 is intended to pave the way for youth facing homelessness between the ages of 18 to 24 years old, many of whom are transitioning out of foster care, by providing much needed affordable housing and support services for long-term stability. All utilities are included in the rents. Five of the units are set aside for residents with hearing or vision impairments.


The architecture has been thoughtfully designed, incorporating principles of trauma-informed design such as ample natural light, open stairwells, clear sightlines, 24/7 staffing, and security cameras. Nest56 is focused on maintaining an inclusive environment with a sense of community through leadership opportunities and building-wide activities. Additional services provided to residents include tailored case management to provide guidance in achieving self-set goals and development of life skills, employment support and  opportunities, education support, and access to behavioral healthcare including counseling, support groups, and family reunification services. The TGTHR’S Housing Programs report that 62% of tenants are employed and/or enrolled in education, 98% of tenants engage in voluntary supportive services, and 50% move on to independent housing within 1 to 2 years.
The on-site amenities include laundry facilities, indoor bicycle storage and repair station, multipurpose community rooms, private work nooks, a community food pantry and kitchenette, and two outdoor gathering spaces complete with a basketball hoop and seating areas. Each apartment is fully furnished and features modern finishes including LVT flooring throughout, keyless entry, spacious closets, and oversized windows to provide an abundance of natural light. Residents can embrace their inner chef with a full kitchen complete with solid surface countertops, tile backsplash, and a dishwasher.

In addition to the on-site amenities, the community is located in the 17- acre Denargo Market redevelopment area within the RiNo Arts District, providing residents with numerous opportunities for economic mobility through immediately accessible employment and extensive public transportation. Upon completion, the Denargo Market is expected to include over 6,000 residential units and 4 million square feet of commercial space, along with open space and recreation areas.

  


  

Vance Street Flats

Income Restrictions: 7 units restricted to 30% AMI, 3 units to 40% AMI, 17 units to 50% AMI, and 23 units to 60% AMI.

There is no need to sacrifice location for affordability with Medici Communities newest affordable housing development, Vance Street Flats, situated on the outskirts of Olde Town Arvada. Water, sewer, and trash services are included in the rents.
